This is a brand-new, south-facing house built on the mountainside above Panteli with fabulous views towards Vromolithos, Aghia Kyriaki (the tiny island with just a church), Kalymnos and, on a clear day, Turkey. On many days (and nights) you can pick out some houses over in Turkey.
There are two good-sized bedrooms — our 6ft bed still leaves space for 2 chests-of-drawers and other items. Both bedrooms have air-conditioning, their own balcony and both have large, fixed double wardrobes which reach almost to the ceiling.
The master bedroom's balcony is fairly small — although large enough for a drying-rack, ladder and storage for chairs/whatever with steps leading to the back garden. The guest-room's balcony is large enough for a table and chairs plus a lounger and has a great view over Panteli. There is also a small balcony outside the kitchen.
The main balcony runs the length of the house and is 2.5m wide. The header image displays the panoramic view from here.
The house has two bathrooms - almost identical. One is en-suite as mentioned and the other situated cleverly next door to the second bedroom. They each comprise toilet, shower with tray, large basin in cabinet containing pull-down with basket and three drawers. Above is a large wall mirror and glass shelves.
The living area is open-plan with the kitchen at one end (a counter as a separator) and a study/computer area at the other, separated by sturdy, open, shelving so that the feeling is one of space while allowing an element of privacy.
The central area is large enough for a comfortable arrangement of sofa and armchairs, television and other sundry furniture including a dining-room table and chairs.
There is air-conditioning at the study end of the living area. Wiring has been installed at the kitchen end in the event that another unit is required.
As a bonus there is a solar panel and water tank providing hot water for 9 months of the year. For the three months without enough sunlight there is an immersion heater taking 20 minutes to heat enough water for the day. Alternatively, the second bathroom is wired to allow for a small boiler if required.
Underneath the house, behind the columns, is a large area - including a huge immovable rock. "Our" builder has assured us that there is enough space to build a studio... that is a room with a kitchenette plus bathroom and a verandah. The rock would be a great feature. The view from here is excellent over Panteli Bay.
There are two areas of garden at the moment (and the option for another area). Halfway up the stairs to the house there is a landing. Next to this is a flower bed, about 3.5m × 3m. Behind the house is an area running the length of the house - the width varies as it is against a mountain but ranges between 5m and 6m (approximate). This area is on two levels with three steps from upper to lower level. The third is on a slope at the side of the house, cleared but not planted. Terracing is possible. At the front of the house at the bottom of the steps and running the length of the house is a walled concrete path, ideal for pot plants. This is approximately 2.5 metres wide.
Why would we want to sell this gorgeous house I hear you ask? There are 47 steps up to the path and a further 15 to the house. Richard has walking difficulties and we realise that we need to move somewhere, still on the island, where there are fewer steps. Simple. Sad, but simple.
The house is within easy walking distance of some excellent attractions. These include the Savana Bar, open between mid-April and mid-October, excellent tavernas such as Zorbas, Psarapoula and Patimenos, most of which stay open all winter. Then there is Panteli Harbour with its ever-changing scenery — fishing boats going out and coming in, yachts manoeuvering — endless pleasure! The winter is almost as good with roiling clouds, the sea crashing against the rocks, beautiful.
